Campus Area Drain Maintenance

Maintenance of these drains is critical to prevent flooding in many areas. If the drains are kept clean, the drain size is sufficent to handle the most severe summer thunderstorms without flooding. Drains were updated by enlarging with the Building Capital Improvement Fund of 2018(?).

    North Parking Lot, South West Drain

    This is connected to the Main Lot North Central Drain and is very shallow so it needs to be kept clean. Clean late fall and late spring.

    North Lot, Central Catch Basin

    Keep this one clean as it has a lot of area to cover. The pavement low spot is not where the drain is so it builds up with sand.

    North Parking Lot, North East Area Drain (Basket Ball Court)

    Catch Basin pipe runs to Lawn catch basin outside fireside room windows.

    Trench Drains

    Atrium North and South, Office Patio, Sanctuary North West bassement entry, Sanctuary East basement entry and the Care Center north basement entry.
    These need to be cleaned late fall before it freezes and late spring. Unfortunatly small leaves enter the grates and clog the trough. Lift straight up with a "Bee Bar" to get the first one out. Be sure to align and adjust the aluminum cross bar before returning the grates to the trough.

    Main Lot, West Drain

    This is connected to a drain that runs to hamilton avenue. This is probablay an old drain from the legacy car dealership building. The catch basin sump is very small and needs to be kept clean or it will clog. Clean late fall and late spring.

    Grosbeck Driveway, Two Drains

    This grate can get stuck with leaf debris and requires a steel bar with a chain to lift it out of the frame. Clean late fall before it freezes.

    Office/Activity Exterior Mechanical Room Stairway

    Located behind the north Atrium cross. This has two drains, The Basement level and the Sub Basement level. Keep them clear at all times with at least 4 periodic examinations per year. Lift the grate to clean the drain below. Sweep up the steps as needed with monthly checks all year long. The bottom drain empties into the sub basement sump pump. This drain can fill completly with mineral deposits so a drain cleaner should be used every few years to keep it flowing. A surprising amount of debris falls into the well from the wind over the building roof.

    Sanctuary Window Well Drains

    North and South large wells, court yard and front lawn wells. Examine monthly and use a ladder for access.

    Salvia Garage Apron Catch Basin

    Roger Williams cleaned the drive catch basin out, it held about 20 gallons of black composted sludge measured down from the bottom of the invert for the outlet pipe. The drain has a 90º down turned elbow with a tailpiece. This seems to keep the sludge in the pit. The sludge can be used in the garden for composted plant food.

    Greg: If I had to guess where it drains to it may be the sewer tap from the house that used to sit to the south of the current house. It was demolished in the 1990's and the current state of the property was developed.

    Salvia Window Wells

    The house has one double window on the front and one single window on the south between the two exterior entrance doors. Clean out the wells in late fall.

    It is unknown if they have a drain but the must.

    The wood windows are in very bad shape and should be repaired or replaced.
