      Urinal Actuator

      The urinal actuated flush valves won't work if the batteries are dead, but the black button will override and flush the urinal. If the black button will not flush the urinal, it's because the flush valve needs to be rebuilt. A worn diaphragm can get stuck and then it won't flush even if the batteries are OK.

      O/A basement men's room 
      The flush valve diaphragm was replaced in 1/2024

      Phil Ostendorf with the Debra rebuilt the O/A basement men's room urinal on 7/10/24. There was nothing wrong with the actuator, the flush valve diaphragm was stuck. Phil also replaced the wall stop service valve. 6 month seems too soon for a diaphragm to fail.

      Flush valve example


      This is a urinal flush valve from the O/A basement men’s room. 01/2024. The scenario was the urinal was dripping and would not stop. This was reported to me but naturally it did self-correct overtime. When plumber arrived, he said there’s nothing wrong with it but I told him to go ahead and change it anyway because we have paid for him to come here and if he leaves without doing anything Will pay twice to replace that flush valve. While he was here, he also replaced the north kitchen sink faucet. Careful, strategy, maximizes maintenance dollars spent.

      Toilet Vacuum Breaker

      This is an example of a vacuum breaker. It is rubber and located in the vertical chrome pipe. When the chrome pipe is leaking water where it joins the bottom of the flush valve it is due to the fact that the vacuum breaker screen is clogged with calcium deposits. This then forces a backup of water that flows out of the vented pipe connection.
